Selling Process

The selling process becomes easier when each decision is made in the right order. Ray White Kawakawa guides Kawakawa and Moerewa property owners from the initial appraisal through marketing, buyer negotiation and settlement.

1. Appraisal and objectives

We begin by inspecting the property, discussing your preferred timing and considering recent sales, current competition and likely buyers. The appraisal informs your price strategy but does not bind you to sell.

2. Agency agreement and legal preparation

Before marketing begins, the agency agreement sets out the appointment, commission, marketing costs and sale method. Your solicitor can prepare or review property documentation and advise on the agreement for sale and purchase, title matters and disclosures.

3. Property preparation

Prioritise cleaning, maintenance, access and presentation that will improve buyer confidence. Gather records for renovations, consents, rates, warranties and tenancy arrangements. Our preparing for sale guide can help you plan.

4. Marketing launch

Photography, copy, online advertising, signage, database communication and open homes are coordinated around the agreed launch. The campaign should clearly present the property’s features and make the next step easy for buyers.

5. Enquiry, inspections and feedback

The salesperson responds to enquiries, arranges viewings and follows up interested buyers. Regular reporting helps you understand activity, feedback and how the property is competing. If the evidence changes, we discuss whether the campaign needs adjustment.

6. Offers or auction

Offers are presented with their conditions and proposed dates. Your salesperson explains the commercial differences, while your solicitor advises on the legal effect. If selling by auction, you will discuss buyer interest and set the reserve before auction day.

7. Conditional period

Where an agreement contains conditions, the buyer and seller work through them by the specified deadlines. Continue to follow your solicitor’s advice and avoid assuming the sale is final until the agreement is unconditional.

8. Settlement

The buyer normally completes a final inspection before settlement. Your solicitor manages the transfer and settlement funds. Keys are released once settlement is confirmed.
