Inspections and Maintenance

Routine inspections and responsive maintenance help landlords understand the condition of the property and give tenants a clear process for raising issues.

Routine inspections

Inspections are arranged with the required notice and are used to observe the property’s general condition, identify visible maintenance matters and report relevant information to the owner. They are not building inspections or specialist compliance assessments.

Maintenance coordination

We record reported issues, clarify urgency, contact the owner where appropriate and coordinate suitable contractors in line with authority and tenancy obligations. Emergencies may require immediate action.

Good records matter

Clear records of requests, approvals, invoices, inspection observations and communication help everyone understand what has occurred and what remains outstanding.

Tenants should use the approved maintenance reporting process or contact the Kawakawa office if there is an urgent health or safety issue.
