Six questions to ask before appointing an agent

  1. Who will manage my campaign? Confirm the day-to-day contact, who conducts viewings and who handles offers. Ask how cover is arranged when that person is unavailable.
  2. What evidence supports the appraisal? Ask for recent comparable sales, meaningful differences and competing listings. A rating valuation, online estimate or asking price is not a guaranteed selling price.
  3. How will you reach suitable buyers? Request the recommended channels, photography and presentation work, itemised costs, and the reason for each component. Ask how enquiry will be followed up.
  4. Which sale method fits my circumstances? Discuss conditional buyers, timing, property complexity and the trade-offs between an advertised price, negotiation, deadline sale and auction.
  5. How will I receive feedback? Agree the frequency and format of reports, what they will tell you about viewings and buyer concerns, and when the strategy will be reviewed.
  6. What am I agreeing to? Read the agency agreement, fees, marketing commitments, duration and cancellation terms. Ask your lawyer about anything you do not understand before signing.

Compare proposals on the same basis

Give each agent the same information about your timing, known issues, tenancy and desired outcome. Compare written proposals against the work included, the evidence used and how clearly the agent answers your questions. Check the agent’s current licence through the Real Estate Authority. A positive past result is useful context, but cannot promise the same result for a different property or market.
